FOR THE MONTH OF MAY 2012
SALES VOLUME JUMPS, MEDIAN VALUE FLAT
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in May 2012 was up 19.6% from May 2011 volume and the total value of sales was up 24.4% from the previous year. The median individual property sale value was unchanged from the previous year. There was a 52.8% increase in the volume of mortgage activity from May 2011 levels.
Year to Date: Volume of Sales is up 19.7%; Total Value of Sales is up 26.2%; Individual Sales Value is up 1.7%; Mortgage Volume is up 28.6%.
Register Meade reports that there were 659 deeds recorded at the Barnstable Registry of Deeds in May 2012 with stated sales values above $50,000.00 representing a stated value of $289,672,976.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May was $300,000.00.
There were 1,562 mortgages recorded with values above $50,000.00 in May with a total value of $496,158,642.00. The median mortgage amount, commercial, residential or other, was $227,435.00.
By way of comparison there were 551 deeds recorded at the Barnstable Registry of Deeds in May 2011 with stated sales values above $50,000.00 representing a stated value of $233,310,543.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in May was $300,000.00.
There were 1,022 mortgages recorded with values above $50,000.00 in May with a total value of $329,819,441.00. The median mortgage amount, commercial, residential or other, was $207,000.00.
